We are not inflexible and are generally able to adapt our service to meet our client’s individual circumstances, therefore should you require us to take on additional tasks and duties to those listed, please do not hesitate to ask.
Comprehensive Management Service
You can expect us to:
- Visit you at your property to provide a rental valuation and any other advice required about renting your property.
- Advise you of the responsibilities of a landlord and compliance with various safety regulations.
- Locate suitable tenants – either by computerised matching from our database of waiting tenants or by advertising and marketing your property as necessary. This can include a ‘To Let’ board if required, website, newspaper advertisements etc
- Accompany ALL prospective tenants to view the property.
- Interview applicants, process credit checks and obtain references to compile a financial profile of the tenant ensuring their suitability.
- Prepare a detailed Assured Shorthold Tenancy agreement in accordance with up-to-date regulations/legal requirements and obtain a signature by the tenant.
- Obtain a deposit (bond) from the tenant equivalent at least a months’ rent.
- Prepare a VIDEO Inventory recording the condition of the property.
- Check the tenants into the property, hand over keys, record utility meters, inform tenants of the utility suppliers and their responsibilities.
- Collect rent monthly in advance, pay you promptly in cleared funds to a designated account of your choice and provide a monthly statement, detailing all income and expenditure.
- Complete Inland Revenue forms for landlords based overseas.
- Inspect the property regularly, initially every three months and report any problems to you.
- Arrange any necessary maintenance on the property, using either your own contractors if requested or our panel of contractors, who are regularly re-evaluated on their reliability and cost efficiency.
- Arrange with the tenants their renewal with a signed agreement in place throughout the tenancy, unless periodic tenancy agreed by you.
- Check out tenants as required and return deposits held only after carrying out a final inspection of the property
- Re-let the property, keeping vacant periods to the minimum to ensure the maximum return on your investment.
Comprehensive Management Service with Rent Guarantee
You can expect us to:
Provide all the services above AND guarantee that you will be paid rent. If the tenant fails to make payment, we will make arrangements for the rental amount you were expecting from your property to be paid in full within seven days. This will be done until vacant possession is achieved (for up to 12 months and excluding the first months lost rent).
Let Only Service
You can expect us to:
- Provide you with a rental valuation and advice about letting your property.
- Advertise and market your property. This can include a ‘To Let’ board if required, website display, newspaper listings etc.
- Accompany ALL prospective tenants to view the property.
- Interview applicants and take up references/credit checks deemed appropriate.
- Prepare a detailed Assured Shorthold Tenancy agreement in accordance with up-to-date regulations/legal requirements and obtain a signature by the tenant.
- Obtain a deposit (bond) from the tenant equivalent at least a months’ rent, plus the first months rent in advance.
- Prepare a VIDEO Inventory recording the condition of the property.
- Check the tenants into the property, hand over keys, record utility meters, inform tenants of the utility suppliers and their responsibilities.
